Four stages, no surprises

STAGE 01

Consultation

We look at the drawings or the space, talk through what you actually want, and tell you honestly whether the budget matches the scope.

STAGE 02

Pre-construction

Detailed estimate, trade selection, permit applications and a schedule with real dates. Nothing breaks ground until this is signed off.

STAGE 03

Build

Site supervised daily, trades sequenced properly, and a weekly update so you always know what's happening and what's next.

STAGE 04

Close-out

Deficiency walkthrough, final inspections, warranties and manuals handed over. We don't invoice the last draw until you've signed off.

Before you call

Do I need drawings before I contact you?
No. If you have a drawing set we'll price against it. If you don't, we'll walk the property, talk through what's realistic, and point you to an architect or designer we work with regularly. Coming to us early usually saves money, because scope problems get caught before they're drawn.
Is the price fixed, or does it move?
Fixed against a defined scope. The estimate is broken down by trade so you can see what you're paying for. The number changes only if you change the scope or something genuinely unforeseen turns up behind a wall — and either way you approve it in writing before we proceed.
How long does a project take?
A kitchen or bathroom typically runs a few weeks, a full renovation or addition a few months, and a custom home closer to a year depending on size and approvals. The honest variable is the permit stage, which is outside anyone's control — we give you a schedule with that broken out separately so you can see what's ours and what's the city's.
What's the difference between construction management and general contracting?
Under general contracting we hold every trade contract and deliver the finished project for one price. Under construction management you hold the trade contracts and we run the site, the sequencing and the schedule for a management fee. Larger or more hands-on clients often prefer the second — we'll tell you which one actually suits your project.
Are you licensed and insured?
Yes — general liability coverage and WSIB on every crew member. Certificates come with the contract, and we'll send them ahead of a site visit if your condo board or landlord needs them first.
Do you handle permits?
Yes. Applications, revisions and inspection bookings are all handled by us, coordinated with whoever produced the drawings. You'll be told what stage the application is at without having to ask.
