Price The Property
Before You Pull
Off The Curb
Two ways to get to a number. Walk the yard and let the AI write the estimate off your photos, or let the homeowner enter their address on your website and have the property measured from satellite imagery before you call them back. Either way the number is yours — your square footage, your crew hours, your margins.

Two ways to price a propertyOne you run in the yard, one the homeowner runs themselves — the same measurement and the same price book behind both

Live todayYou're standing in the yard
You're already walking it. Shoot what you'd shoot anyway, add the few things only a person on the ground can know, and the estimate writes itself before you get back in the truck.
- Photograph the front, the back, the grade, the tree line and the gate — the gate is what decides whether the machine gets in or the crew barrows it
- Type or say what a photo can't tell it: access, slope, how far to the truck, what's staying
- It measures turf, beds and hard surfaces, reads what's there now, and writes the line items
- Removal and install come out as separate lines, with the bin, the dump fees and the drive already on
- You change what you want and text it to the homeowner before you pull off the curb
Best for: design-build, hardscape and the big cleanups — the jobs you're standing in front of. Nothing is guessed that you can see with your own eyes, and nothing sends until you've read it.
Instant measure, on your website
Early accessThe homeowner does it themselves
A form on your own site. The homeowner types their address and has their property measured on the spot, while your crew is on a lot across town. What they don't get is a number from a robot — the price still comes from you.
- They enter their address and the few basics only they know: mowing or a full cleanup, front and back or just the front, is there a dog
- Their property is found and traced from satellite and aerial imagery — lot outline, mowable turf, bed area, driveway and walkways, tree canopy
- They see their own property measured on screen in under a minute — 1,800 square feet of mowable turf, 140 feet of bed edging — which is more than the other two crews' contact forms gave them
- The lead lands with you with the measurement already attached, so you call back quoting off real square footage instead of asking how big their lawn is
- Whether a price goes out with it is your call, not ours: measurement only, a price you approve first, or an instant one. It ships set to send nothing until you've seen it
Best for: the weekly maintenance calls that were never worth driving across town to quote. You price a whole route without leaving the office.
Mode 1 is running in the product today. Mode 2 — the instant measure that sits on your own site — is in build, and we're taking a small group of landscapers into early access to shape it around real properties, including how much of a price they want going out. Ask about it on the call.
It measures a property the way you'd walk itNot a generic model guessing at your trade
Mowable turf
Separates the grass you actually cut from the driveway, the deck and the beds, so the mow price sits on real square footage instead of a whole-lot guess.
Beds and edging
Bed area for mulch by the yard, and the linear feet of edging that goes around it — the two numbers that get paced out and undercharged every spring.
Hard surfaces
Driveway, walkway and patio area, counted separately. What you're not mowing, what you might be sealing, and what you're plowing come winter.
The things that get forgotten
Disposal bin and dump fees, trailer and drive time, and the minimum charge that makes a small lot worth stopping for — on the estimate, every time.
Price the season once, not every springThe measurement you take in March is the one that prices every visit after it
- Weekly mowing priced off measured turf, not a guess at the lot size
- Spring and fall cleanups quoted from the same measurement, with no second visit to price them
- Mulch and topsoil by the yard from real bed area — stop eating the difference on the third skid
- Snow, if you run it, is already measured: driveway and walkway area from the same trace
- The homeowner gets one estimate for the whole season and signs it once

One backyard a year more than covers it. Most landscapers get it back on the first job they quote from the driveway instead of on Sunday night.
What landscapers ask first
Is this for maintenance or design-build?
Both, and they use the two modes differently. Maintenance runs on the measurement — turf, beds, hard surfaces — which is exactly what mode 2 gets from an address. Design-build runs on what you saw when you walked it, which is mode 1. Same price book behind both.
Can it really measure a yard from photos?
It measures from the overhead trace and uses your photos for everything the satellite can't see — grade, gate width, what's staying, how far the barrow run is. Anything it had to estimate itself is labelled, so you know which numbers to check.
What stops it quoting a number I'd never charge?
Your price book. Per square foot, per yard of mulch, crew hour, dump fee, minimum stop charge — you load them once and every estimate comes out of them. It never invents a rate.
Does the homeowner get a price without me?
Not unless you switch it on. Overhead imagery measures turf well — better than it measures most things — but it can't see a 30″ gate, a slope the mower won't hold, or the fact that half the back is under a deck. Out of the box they get the measurement and you get the lead. Maintenance is the one place a lot of crews do want an instant price, since the ticket is small and the scope barely moves, so you can turn it on per service. Three settings, and the safe one is the default.
My crew isn't going to learn new software.
They take photos and hit send — that's the whole workflow on a phone. The office side is where the setup lives, and we do that with you during onboarding.
Do I have to switch everything over?
No. Estimating is one part of the system. The website, missed-call text back, reviews and invoicing are there when you want them and ignored when you don't.
